Documents you will need to have ready

OK, don't let this list scare you. Not all of this is needed up front, but the sooner you get it put together the better. You may have a circumstance where some of this is either not needed or not applicable - please contact us with any questions.

This list is for ALL borrowers applying on the loan:
  • Most recent pay stubs showing all your earnings for the last 30 days.
  • W2 and 1099 forms for the most recent two years.
  • Most recnet two years federal tax returns with all pages and schedules.
  • Most recent two months bank statements for all accounts, including checking, savings, CDs, money market, stock and investment accounts, and retirement. (Include all pages, even the blank or  disclaimer pages. If you are including retirement accounts, forward the terms of withdrawal i.e. documentation explaining how and when you can withdraw funds)
  • Copies of your unexpired government issued photo ID (driver's license for example)
  • If you ever paid or have been ordered to pay spousal or child support, or if you receive it and would like it considered, forward a copy of your final divorce decree and/or current court order.
  • If you are applying for a VA loan, a copy of your DD214
  • If you are retired, a copy of any award letters for pensions, social security, VA benefits.

If you are self-employed:
  • If you are self-employed and are 25% or more shareholder of a corporation, the most recent two years corporate tax returns (with all pages and schedules)
  • Copy of the most recent two years business licenses

If you currently own any real estate:
  • For each property owned, a copy of all mortgage statements
  • For each property owned, a copy of the homeowners insurance "dec page"
  • For each property owned, a copy of the HOA bill (if applicable)
  • For each rental property owned, a copy of the current lease agreement

You should also prepare written, dated and signed letters of explanation if any of the following apply:
  • Any major negative items on your credit report (bankruptcy, foreclosure, collection, charge-off or repossessions)
  • Inquiries that show on your credit report in the last 90 days - you will need to explain why they inquired and whether a new account was generated. We will let you know which ones.
  • Any non-payroll deposits that appear on the bank statements, even the small ones. You may need to provide supporting documentation depending on the frequency and size of the deposits.
  • If a debt appears on your credit report but is paid by someone else, you will need to explain it as well as provide 12 months cleared checks showing the third party making the payments.
  • If you are paying any mortgages that do not appear on the credit report, you will need to provide proof of the most recent 12 months payments.

Depending on your specific situation, there could be more items needed or possibly less.  We will let you know once your initial application has been reviewed.  We wanted to put this list out there so you can be prepared in advance
